Design Problem

A long, narrow site — constrained by a large power line easement — needed to carry the full weight of a trucking logistics facility. Previous design and permitting attempts had stalled, and Red Oak was brought in to solve both.

  • 83-door cross-transfer dock.
  • 4,000 s.f. offices and driver's facilities.
  • 5-bay maintenance facility with office and detailing bay.
  • 2-lane fuel station.

Design Approach

Getting the design built required as much persistence as creativity. Red Oak worked closely with city planning, public works, and building departments to navigate a layered permitting process — Conditional Use Permit, environmental review, public utility review, grading permit, building permit, and more — moving forward what previous efforts could not.

Ground broke in the summer of 2025. The project is now under construction.
